Qualifications

Here are the rental qualifications for our properties:

RENTAL QUALIFICATIONS

To be approved for one of our rental properties, prospective tenants must meet the following qualifications:

Income - Gross monthly income must be at least 3 times the monthly rent. Income verification will be required via recent pay stubs, tax returns, bank statements, or an employer verification letter.

Credit - A minimum credit score of 675 is required. We will perform a credit check on all applicants over 18. 

Rental History - We require verifiable rental history showing on-time payments and compliance with lease terms. Eviction records or unpaid rental debt may result in denial. 

Employment - At least 6 months at your current job or in the same field of work. Employment will be verified. Must be employed.

Background - A criminal background check will be conducted. Felony convictions may result in denial of an application. 

Fees - A non-refundable application fee of $45 per applicant over 18 is required at time of application. If approved, the security deposit and first month's rent must be paid within 48 hours to secure the unit.

Co-signers - Co-signers may be considered for applicants who do not meet income or credit requirements. Co-signers must submit a separate application and meet all rental criteria.

Insurance - Tenants must obtain and maintain renter's insurance for the duration of the tenancy. Must be a minimum of $100,000 and list management company and owner as addtitional interest.

Application Process - Each adult occupant must submit a completed application form along with the application fee. Incomplete applications will not be processed.
